If the above sale date is less than 45 days, then the following shall apply:

I agree to the following:

FJ Capital LLC and client agree to a "best effort" negotiated attempt to stop or postpone the sale date as set by the lender. This "best effort" shall NOT include the filing of a lawsuit or bankruptcy on behalf of client. If the firm successfully achieves this objective, then the loan modification retainer shall continue in force as a binding agreement between both parties to fulfill the obligations as set forth in that retainer.
